Newton Leys South Planning Appeal 2152198
Last August we told you about a Developer, O & H(Q6) Ltd who had submitted a Planning Application to Aylesbury Vale District Council (AVDC) for the Newton Leys South development. AVDC refused the Application but O&H has submitted an Appeal to the Secretary of State who has appointed a Planning Inspector to consider the Appeal.
To remind you, Newton Leys South is much smaller than Salden Chase BUT, if the Inspector finds in favour of this development then the door will be open to fill in with sites of similar size all the way along Stoke Road, into the village and out the other side to the old railway line! This could set the precedent for development to the west of the village perhaps to deliver Son of Salden Chase, by stealth!
AVDC has advised us that the timetable for sending comments to the Inspector started on 11th May and that comments must be received within 6 weeks of that date. This is 22nd June 2011.
The Appeal application documents won’t be published until this date so we won’t get a chance to comment on it directly. The Inspector will be taking into account objections we sent to AVDC last August. The development isn’t in the AVDC Local Plan, but even so, it’s possible that the Inspector may find for the Developer. The bottom line is we should send further comments to the Inspector.

Some of the main objections we hear are shown below…but please do include further ones of your own!
- It doesn’t form part of the Aylesbury Vale District Local Plan;
- It’s speculative and highly questionable given the Secretary of State’s letter to local authorities;
- It is totally unacceptable to make such a significant application during the holiday period;
- Irrevocable loss of agricultural land – a threat to the nation’s food security;
- Irrevocable loss of wildlife habitat especially of sensitive and red listed species;
- Traffic generation and its impact on Newton Longville, Far Bletchley, Stoke Hammond, Mursley, Drayton Parslow, Stewkley and Whaddon;
- Severe environmental impacts, noise, visual intrusion, light;
- There are undeveloped sites available in Milton Keynes (but MK Council doesn’t need them);
- There is insufficient primary infrastructure:- Transport, Healthcare, Drainage and water supply;
- It sets an unacceptable precedent leading to development creep towards Newton Longville and
- Local roads, especially Stoke Road and A421 are already working beyond their capacity ANY new development will have a devastating effect on these routes, especially to/from the West.
